Non-First Time Buyer Mortgages
If you already have a property but may be selling it to move to another property or are just renting it to move to another property then most likely you'll have a deposit available.
Since you've been through the buying process before you'll be more familiar with arranging a mortgage and finding the deal that's best for you.
As a buyer you'll fall into one of two categories - those that have the deposit and the income for their next property and are simply looking for the best mortgage deal, or those who need an income stretch in order to buy their next property.
If you have the income...
Dealing with the first category, you'll be able to borrow around 4 or 5 times your income while still being able to find the best deals on the market.
Lenders who offer the lowest mortgage rates don't like lending beyond 5 times your income so as long as this is enough to get your new property then rest assured that you'll be able to get the lowest mortgage rates possible.

If you need an income stretch...
Those of you in the second category who need to borrow more than the 5 times income that normal lenders lend will need an income stretch. This is basically where you apply for lenders who will lend you up to 6 or 7 times your income.
There are a small handful of lenders who will lend this much, and we have access to them all.
As long as you can put down at least 5% deposit then borrowing 6 or 7 times your income should get you the lending you need to buy your next home. E.g. if your salary is £30,000 then you'll typically be able to borrow £180,000 to £210,000.

Just remember that the more you borrow, the higher the interest rate will be on your mortgage as you represent a higher risk to lenders than someone borrowing less.
